How our process at Simm Projects works for you 

Step 1 - Get in touch

Contact us to schedule a meeting at your property. We’ll discuss your goals and assess if Simm Projects is the right fit for your needs.

Step 2 - Property proposal

We’ll conduct a feasibility report to determine your property’s current value and identify the best ways to increase the value. You’ll receive a clear renovation plan, cost estimate (covered by us), and projected profit potential.

Step 3 - Legal review

Before proceeding, we encourage you to consult a lawyer to address any questions and review the legal safeguards in place to protect you during your partnership with Simm Projects. Once you’re comfortable, your lawyer will guide you through the agreement process.

Step 4 - Renovation commencement

Once the paperwork is signed, you’ll receive a $5,000 bonus, which can be used for temporary accommodation during the renovation. We’ll begin the renovation immediately, ensuring quality work and timely completion.

Step 5 - List and sell

During the final phase, we’ll help you select the best real estate agent to represent your home. Once sold, all payments are managed through your lawyer, ensuring a smooth, hassle-free process.

- Technically, there is no cost for you at all. We pay for everything associated with the renovation expenses ourselves.

- This all depends on the scope of work to be done on the property, but we aim for no longer than 6-8 weeks to be in, out and on the market!

- Can I live in the home during renovations?

Answer

- It is possible to stay during renovations, however we strongly advise against it. To ensure a seamless timeline for the renovation process, we recommend you consider arranging temporary accommodation for the 6-8 week period. Construction sites are typically noisy, dusty, and potentially hazardous, making it an unpleasant living environment.​ As an idea, when you sign on to work with us, we provide a $5,000 sign-on bonus. We suggest utilizing this bonus to either enjoy an international/national holiday, or securing suitable temporary accommodation during the renovation period

- How do I (the homeowner) benefit from using Simm Projects?

Answer

- Our goal and sole purpose is to make you a substantial gain in value from your property than what you would sell the home for in its current condition. When you work with us, our aim is to make you the most money possible for your property, as we dont make money unless you do. Since we are investing a large chunk of our own money (usually around $100,000 - $150,000) we have huge incentive to get that money back. This ensures that we have your back and are on your team all the way through the process. Our last client made an extra $96,000 in total profit on top of what she was already happy to sell the property for as it was, in its condition prior to us transforming the home.

- How much do the renovations cost?

Answer

- This all depends on the property and its size and how much needs to be done. We will provide a full scope of work prior to commencing with a cost breakdown for everything, and this is a fixed price contract, so no surprises. We do everything at cost price, which means we don't add markups for project management fees, sub contractors, materials (all materials are heavily discounted by our suppliers) we don't add labour, and we do our renovations at an agreed fixed price prior to commencement, so there are no surprises.

- How does Simm Projects get paid?

Answer

Simm Projects will be paid on settlement day by your nominated solicitor, so no money actually leaves your pocket. For Simm Projects to make any money, we have to drastically increase the value of your home, which is our goal. The structure is as below: EXAMPLE If the property's current value is $700,000, and the renovation cost is $100,000 and it sells for $1,000,000, the proft will be $200,000. Simm Projects will receive the renovation costs back (Which we make no money on since there are no labour costs or mark ups on this) and 50% of the profit, which is where we make our money. And for us to be investing over $100,000 of our own funds into your property, you can be assured that we want to make our money back, plus some. Which gives you security in knowing we are on your team and want to make you the most money possible from your property
