Upon our arrival, 5 Rambler Crescent was in an exceptionally dilapidated state, requiring extensive renovations.​ The property showcased overgrown gardens, peeling paint, ceilings tarnished by cigarette smoke, weakened floors, an unfavorable layout, and retained its original 70s appearance. However, we undertook a comprehensive transformation of this home from the ground up. The entire landscape received a remarkable makeover, including enhanced drainage systems. We replaced the old soil with fresh soil with a new layout and hydroseeded new grass, installed new fences and gardens, poured a new driveway, and revamped both the front and back entrance ways. Additionally, we applied new paint throughout, upgraded the electrical and plumbing systems entirely, and conducted a complete overhaul of the interior. Once Harvey gave us the go ahead, we got stuck in. In just eight weeks, our dedicated team worked tirelessly to breathe new life into the once-dilapidated residence. The transformation was remarkable, showcasing our commitment to excellence. With the renovation complete, we staged the property strategically, and put it back on the market. At auction, the property didn't sell as anticipated. However, within three days after, five eager buyers emerged and placed offers putting us into a multi offer, the next best thing to a successful auction campaign. After negotiations, an unconditional offer with a swift settlement, though $25,000 less, aligned perfectly with Harvey's plans and provided certainty. The result? A resounding success! Our Princes project started with a major roadblock—an unconsented renovation from 1993 that was uncovered during a buyer’s due diligence. It had gone unnoticed when our client purchased the property in 1995, but when they tried to sell, the missing Code Compliance Certificate (CCC) created a serious issue. Without CCC, buyers couldn’t secure insurance or lending, leaving only cash buyers in the market. This drastically reduced the buyer pool and made the property near impossible to sell. Consultants were brought in, and the repair costs alone were quoted between $31,000 and $63,000, not including their fees. We stepped in, fully renovated and brought the property to compliance for just $52,500—solving the problem and making it market-ready again. This project highlights how we turn difficult properties into profitable, sellable assets quickly and efficiently.
